Q: Where can I get a copy of the governing documents?

Q: What animals are allowed?

A: Cats, dogs, and 2 horses per acre.  No other animals are permitted.

Q: What is the minimum square footage for a home?

A: 1500 square feet, exclusive of garages and carports.

Q: Can I build my barn/garage/shed before I build my home?

A: No.  No other buildings are permitted prior to the substantial construction of the primary residence.

​

Q: Can I build a tiny/modular/kit/container home?

A: No. Only standard, first-class, traditionally-built dwellings are permitted with prior architectural committee approval.

Q: Can I park my boat/RV/trailer/semi-truck on my lot?

A: Boats, RV's, and personal trailers can be parked on lots behind the front plane of the residence.  Semi-trucks and trailers, and other commercial vehicles are NOT permitted to be parked in Sundance.

Q: Can I build a fence, or have a pool?

A: Yes, both are allowed with prior architectural committee approval.

Q: How much is it to board my horse?

A: Currently, for residents, the fee is $68 per month and the owner is responsible for feeding, mucking, turn-out and all other care, as well as participation in barn workdays.  There are other initial one-time application fees and deposits required.

Estoppel Requests and HOA Questionnaires

The estoppel fee is $175.00 per lot, due at closing or 30 days after issuance, whichever comes first.  The lot owner is responsible for the fee.  It is normally paid by the seller at closing as part of the settlement, and forwarded to the HOA by the title company.  If there is no closing in 30 days, the fee is due from the lot owner to the HOA, collectible in the same manner as an assessment. A $75 fee will be added for delinquent accounts.  Rush requests are an additional $75. A check or money order should be made payable to Sundance Association, Inc. and mailed to PO Box 5474, Sun City Center, FL 33571.  Please reference the lot or address information on your payment.  Please send a copy of the warranty deed to the same address or to sundancehoainfo@gmail.com.
